Why Adopting 3A at Town Meeting is a Bad Idea for Ipswich

You have seen the many presentations urging you to vote YES on the 3A article at Town Meeting. For those who have real concerns about the negative impact of adopting MBTA 3A, a bipartisan group of concerned citizens will hold an open forum on Tuesday, October 8th, from 7-9pm at the Saint Lawrence Literary Society (Fairview Ave).
Who will be presenting: Attorneys mounting legal challenges to 3A, planning board members from neighboring towns, and other experts will provide information on the ramifications and unintended consequences of adopting 3A and the ever growing “guidelines” promulgated by the State, including the specific plan for Ipswich contained in the proposed bylaw.
This forum provides an opportunity for open, friendly discussions where residents from Ipswich and neighboring towns can share their concerns and ask questions following the presentations.
The speakers will attempt to answer as many questions as possible.
MBTA 3A affects ALL OF US and will determine the future course of our historic small town for generations to come; including our ability to control our own zoning laws, regulate economic development and promote affordable housing, and preserve the unique quality of our town.

VOTE NO ON 3A
On October 22, residents of Ipswich will vote at Town Meeting on Proposed Article 8 of the Warrant which makes radical amendments to Ipswich zoning laws.
Article 8 adds a 54.9 Acre Multi-Family Overlay District in the center of town allowing developers to build AS OF RIGHT “at market” (i.e, luxury) multi-family housing (i.e, box condos and rentals) under Section 3A of Chapter 40A of the Massachusetts General Laws.
This invitation to build luxury housing – without special use permits, variances or other guardrails attached to any other project – will make dramatically increase the cost of living in our beautiful town and do nothing to advance the need for affordable housing for our seniors, our children, and folks with limited means.
